So This Is Christmas

Merry Christmas is such an infectious feeling I like to feel that way all year around.

So if you are visiting just before Christmas, just after Christmas or even here on Christmas day I am sure you will find something of interest for you and in the spirit of Christmas.

It may be said that Christmas is no longer a celebration but this must be spoken by people that have never had trouble closing their eyes on Christmas Eve in an expectation of what maybe left for them on the carpet under the tree.

I continue to look forward to the surprise on my Grandchild's faces to this day at Christmas events.

The Important Home Showing Tips

You've got a list of things you need to do to get your home ready for showing. You can't believe you've got dozens upon dozens of things to do. If it's not possible for you to do everything on the list, you can simply focus on the most important things. In real estate, there's what you call the "curb appeal" concept and you may have heard of this before. If your home exterior has curb appeal, you increase your chances of selling your home.

Probably most of us have seen homes where the walls had all the vestiges of past pictures, mirrors or whatever hanging on them. The holes on the wall would look bad to even the least observant buyer. You may think that the holes are just minimal imperfections, but to some buyers, they could be the deal breaker. If the drywall in your home has worse damage such as holes or visible cracks, then that is worse. Obviously, you should have any damage repaired and it will not cost much. Are there nail holes in your wall? If there are, use spackle to fill them in and give the wall a fresh coat of paint.

Do you need your mailbox replaced or will simply painting it and cleaning it make it look good again? You might think that your mailbox is such an insignificant thing, but it's one of those small things that buyers notice for some reason. Your home needs to look great from the street because it's where buyers will be forming their first impression of your home. You want to make a good first impression on a buyer even before he or she enters your house. The buyer needs to think that your home is a home that he or she will be proud to own. So even the smallest things like a new mailbox or a clean one, will have an impact.

Make sure you make little to no contact with buyers as they look at your house. Obviously if it is just them and you, minus the realtor, you will need to conduct the showing. In that case, be friendly and warm without going overboard. Don't engage in any negotiation without your realtor unless, of course, you're selling your home without a realtor. Your realtor is the best person who can negotiate and get you the best price for your home. But what if a buyer is insistent? All you can do is be polite and tell them that it's your realtor who can answer those questions.

If your house has been shown and there are no bids then stay positive and use the time wisely. The right buyer will come along, and while you're waiting, you can use the time to make several more improvements to your home. You can liken home selling to being at bat in baseball: you don't swing until the ball is pitched your direction. Your buyer will walk in the door one day and then you'll make the deal.
