So This Is Christmas

Merry Christmas is such an infectious feeling I like to feel that way all year around.

So if you are visiting just before Christmas, just after Christmas or even here on Christmas day I am sure you will find something of interest for you and in the spirit of Christmas.

It may be said that Christmas is no longer a celebration but this must be spoken by people that have never had trouble closing their eyes on Christmas Eve in an expectation of what maybe left for them on the carpet under the tree.

I continue to look forward to the surprise on my Grandchild's faces to this day at Christmas events.

Keep Your House Cool For Less

By Tom Miller

Summertime is here! It's humid and miserable outside so we naturally want to find someplace cooler to spend our time. We can stay comfortable and cool in our houses but that means paying high energy bills due to the cost of running our AC all the time.

Don't worry because there are some things you can do to keep your house cool while still saving cash. Here are a just some of the many inexpensive ways you can help keep your home cooler in the heat of the summer.

Install Shades on You Windows: You'll be amazed at how much cooler your home can be with the well thought-out placement of a few light-blocking blinds over your brightest windows. Sunlight streaming in through your windows can warm your home like an oven. Regular blinds probably aren't enough. You'll want to use a full light-blocking shade. You can keep your regular decorative curtains in place, just be sure to also use light blocking blinds on the same window or doorway. Blocking out that light during the warmest part of the day can make a large difference in cooling.

Replace your Air Conditioner Air Filters: Whether you have a central air conditioner or window AC units, you have to clean and eventually replace your air filters from time to time to make sure you have a consistent flow of cool air. A dirty air filter can prevent air from being blown efficiently by your air conditioner. If your air filter is really dirty it could actually cause your air conditioner blower to break down which could end up being costly to fix. This is probably one of the single most important central AC maintenance tips. You'll want to inspect your air filters once every other month and follow the manufacturer's recommendations for cleaning and replacing your air filters on a regular schedule.

Seal and Insulate: One way to keep your home cool is to make sure you're not losing any cool air from your AC where you shouldn't be. You can inspect all your windows and doors looking for gaps where cold air could seep out. If you have window AC units you may want to make sure they are installed securely and have no gaps around the installation hardware. If you have a central AC then you should check as much of the metal duct work as you can. Use aluminum foil tape to cover up any pin holes or gaps that may be releasing cool air. You may also want to seal off the air duct registers and close the doors in rooms you don't use so that your AC doesn't have to try to cool those rooms too.

Any one of these energy saving methods will help keep your home interior cool and help your AC keep running well this summer. These are just some of the many DIY home cooling methods you can use to stay comfortable inside during the heat of the summer months. Utilizing these cooling tips and tricks together can really help you save money on your electric bills and keep you cool during the summer!

Real Estate Investor's Insider Secret #21: P.S. You Need To Read This

By M. B. Bradley

The P.S. is a pick-me-upper of real estate marketing. Every copy maximized to draw customer response has a P.S.

If your latest real estate postcard mailing doesn't have a P.S. on them, you can simply put a P.S. and leave every detail in your copy as they were.

The next step would be the message you want to include in your P.S. It is important that your message will be memorable to your prospect. You can simply include your phone number or just a gist about your offer. Keep in mind that your customer will be moved to reply if they read anything that catches their attention.

Why is the P.S. such a fundamental fixture in the copywriting world? Simply because it works, it is also pure and simple. Statistics show that after the headline of your copy, your reader will immediately turn to see who has sent the mailing. And in the process, the reader then reads the P.S. This means that if you don't use a P.S. you're missing out on a vital selling opportunity.

Here are two simple steps you need to keep in mind as you write your next postcard mailing. If you can remember these when you write your P.S., you'll have strengthened your mailing by 100 percent. And your response rate will show this.

So what is the secret in making your P.S. really work?

Write your real estate marketing P.S. as an informative and engaging introduction--just like a headline. This is because your prospects usually read your P.S. first, before the body of your real estate direct mail. Your message in the P.S. should then be discussed fully in your real estate direct mail.

It is also important to make the content of your P.S. short but substantial. Make sure to boost the content with powerful words but avoid making it long. Prospects hate it when your P.S. contains too many sentences.

Just as you spend a good deal of time perfecting the headline of your mailing, you need to spend some time, effort and thought, deciding what your P.S. message says. While it can be anything you deem appropriate, urgent and necessary, you do need to say it with flare. So don't hurriedly write this.

Another effective method to writing your real estate postcard marketing copy is to first write the beginning of your copy (the headline) then the end (the P.S.) before tackling the middle. This helps in constructing a tight and sexy real estate marketing copy!

Bass Lessons: Be Your Own Teacher

By Mike Crocker

If you wish to learn how to play bass guitar, then you should know the fundamental facts about the bass guitar. A bass guitar is not a flashy work like the lead guitar or the lead singer. The bass guitar only helps in filling out the sounds of the bands with low-end notes to ensure the rhythmic pulse for propelling the whole music forward.

However, the bass guitar is one of the most important ingredients to any band. The bass guitar is the glue, which holds the music of the band together. As such, bass guitar players are always in good demand in any band. Still, it takes several years of constant and sincere practice to become an excellent bass guitar player.

The first step in your effort to learn how to play bass guitar is to understand its various parts. The bass is a string instrument and a normal bass would have four strings. Each string is normally tuned to a different note, the standard being E on the thickest string, and A, D, and G in the next three strings. The frets divide the strings into different sections.

If you want to learn bass online there are some terrific options available to you, and a few in particular will be discussed here in more detail.

Anyone wanting to play the guitar should know that this is one of the top contenders by far when it comes to online companies offering lessons. They offer online guitar lessons.

As a bass player you must learn to play in time. A newbie guitar player can spend years playing guitar with the tempo and timing all over the place because he does not have to play with other musicians. The bass guitarist's job is to play in a band so the sooner you get any little rhythmic or timing peccadillo's ironed out, the better.

For this you will need a metronome. Type "free metronome" into a search engine, find one you like and bookmark it if it is online, although there are metronomes you can download for free. The same goes for a tuner. There are quite good bass guitar tuners online. You will also be able to find free backing tracks for guitar online.

This is another fantastic option when it comes to getting to learn bass online. They offer lots of information in their lessons, through which you will learn how to tune your guitar by ear so that this eventually becomes second in nature, all finger positions and techniques for different songs, a video of an expert playing each song, and you can even listen to how the whole track should sound or hear it note by note so that you can compare your playing and make sure that you are getting it just right.

Avoid These 2 Foods When Dieting

By Francis Mack

The 2 foods that you should avoid may come as a surprise to you. You may be under the impression that they are OK. They are generally regarded as healthy" and people are surprised when they learn that they should eliminate them from their diet.

It is a reasonably well known fact that when dieting, trans fats are to be avoided, and also to be avoided is the high-fructose corn syrup. I am sure you are aware of this. I'm not going to go there - I am not talking about either of these.

The first one that you should avoid is all wheat products - I mean, the ones that contain wheat such as all types of bread, pasta, bagels, and cereals (even the "whole wheat" cereals are to be included in this list).

The reasons for wheat products are, first of all, much of the population has an allergy to the gluten in wheat products and other grains. But what most people do not realise is that we were never meant to have a large proportion of wheat in our diet. Our digestive system has never adjusted to it.

Wheat has been introduced into our diet only in the last couple of thousand years or so, and has NEVER been a high percentage of the human diet until the last 80 to 100 years! Before that, our diet generally consisted of a much healthier mixture of nuts, seeds, vegetables and fruits.

When somebody is trying to lose weight, if they will cut wheat out of their diet for 2 to 3 weeks, they will get results. Not only will they lose weight and feel better as a result of having more energy, but in some cases it has resulted in curing headaches and indigestion that had persisted for years.

The second food that should be eliminated from your diet, will come as a shock to most people - fruit juice. It is generally regarded as a very healthy choice and would probably be included in most calorie controlled diets.

I am not an anti-carbohydrate campaigner. I believe that most fruits are very healthy " when they are taken as nature intended. When you separate the juice from the other beneficial parts of the fruit like fiber, that is when you run into problems. You are left with a high-calorie, sugary mixture.

If you only drink the juice of the fruit (and apple and orange juice are the worst offenders in this) you leave out the fiber which helps to satisfy hunger, and you are only going to crave more carbohydrates. Also, the fiber helps to slow down the response of the blood sugar much more so than the juice.

The bottom line is that consuming too much fruit juice makes you fat. But consuming the whole fruit is an important part of a balanced diet, and supplies your body with a high level of nutrients. This also depends on you having unprocessed foods in the rest of your diet also.

Breakfast Nook Ideas for the Home Decorator

By Malisa Holderbaum

The breakfast nook or kitchen is often among the most used rooms in a home. Because people gather there, you want the room to reflect your personality and be decorated in a way that will compliment the rest of your home. There are many ways to accomplish your decorating goals in the breakfast nook.

The first thing anybody does in the breakfast nook is select the table and chairs. Whether you realize it or not, this is your first decorating decision. The material that your breakfast nook set is made of will make a huge statement. Wooden furniture tends to further a traditional or country agenda and metal or glass furniture will make a modern statement. Make sure that you pick furniture that goes with your appliances and cabinets.

Once you have selected the material, you can add several small touches to your kitchen furniture. These touches can help with a color pallet or decorating theme. Many times the seats or backs of chairs can be painted a particular color to match your cabinets or bring out a subdued color in your countertop. Tables often have tile borders that will match a backsplash in your kitchen. Tables can also be painted with designs and then sealed with a laminate to preserve the effort.

If you choose not to dress up your furniture with color or design then you can add that splash of color with cushions or placemats. Both benches and chairs can hold cushions of various colors or textures. Placemats can be for everyday specialty use. Everyday placemats will usually be a solid color or texture like the cushions. Specialty placemats can help decorate your kitchen for any holiday.

One way to dress up your breakfast nook or show off you taste is to sit china at your kitchen table. Many people do this in a formal dining room to add a touch of color and personality. There is no reason why you cannot do the same in your breakfast nook. However, because the breakfast nook is used so much more often, you might want to reserve this decorating idea for when you are displaying your home; like for a prospective buyer.

Breakfast nooks and eat-in kitchens typically have three walls full of windows and almost everyone has some kind of window treatment to protect their eyes from direct sunlight and glare. These window treatments, whether they be curtains or shades offer another decorating opportunity. In addition, the hardware from your curtains or shades will most likely be covered by a valence or cornice. The curved lines of the valence or cornice will be a nice contrast to the straight lines of the kitchen provided by cabinets and appliances.

The windows will also help to provide with a natural decorating element, sunlight. Nevertheless, when the sun goes down, you need to think of alternative lighting options. Whether you choose an ornate chandelier or simple spot lights, the lighting fixtures are another opportunity to tie your breakfast nook into the interior design of the rest of the house.

Many homeowners think that the lack of solid wall surfaces means that you cannot hang art in your breakfast nook. This is absolutely not true. The windows provide a large surface where many different types of art can hang. Arts and crafts stores sell decals that you can put on glass and paints that are meant to be painted on glass and that allow light to shine through. In addition, many people hang stained glass art projects with suction cups to windows in order to take advantage of the natural light source.

Breakfast nooks may seem like they do not offer many decorating options, but in fact, they do. By using the elements that you need in the room for functional purpose as decorating tools, you can make quite a statement with your breakfast nook.
