Merry Christmas is such an infectious feeling I like to feel that way all year around.

So if you are visiting just before Christmas, just after Christmas or even here on Christmas day I am sure you will find something of interest for you and in the spirit of Christmas.

It may be said that Christmas is no longer a celebration but this must be spoken by people that have never had trouble closing their eyes on Christmas Eve in an expectation of what maybe left for them on the carpet under the tree.

I continue to look forward to the surprise on my Grandchild's faces to this day at Christmas events.

Be particular about the tenants because you are essentially handing over possession of your house or apartment to a stranger. You may know a little about your tenant but you still wont know as much as you should. We know that most bad tenants pay late or not at all and can destroy your property.

Even worse, their bad behavior can cause good tenants in the same building to depart and completely downgrade your property. When your property is going down hill somehow it gets around to other people.

If you're not using a property management company to screen tenants, check the prospective tenants credit and business references. If you are using a management company, they can also run credit checks through the major credit bureaus.

Most landlords won't rent to people who smoke or have pets. Prospective tenants who have children tend to stay longer than individuals or couples once they settle in and have their children in school.

To help prevent problems in the future, strictly enforce the late fee clause in your lease. In fact, enforce all the clauses in your lease. Otherwise, you could be asking for trouble down the road if you need to enforce the terms and evict a tenant for noncompliance.

A good rule of thumb is to treat all your tenants the same. Be professional and courteous at all times. That way, tenants will feel that you're being fair with everyone and will be less likely to cause any trouble later.

On the bright side of things, most tenants will be honest and cause no problems for you. Just make sure your tenants are screen to the best of your abilities so you can feel comptable with renting your property out from the start. If a property managment company is involved, make sure you keep in touch so you can continue to feel good about what is going on with your property.

Consider The Climate Of Your Destination

If you are going on vacation, the best advice you can have is the Boy Scout motto: Be prepared.

While we go on vacation to get away from day-to-day tasks, your vacation will go much better if you plan ahead. Here are some tips to follow to make your trip less stressful.

When you pack, remember to consider the climate. Are you going to a hot-weather area? Then pack mainly warm weather clothing. However, vacation weather can have many surprises, so be sure to include at least one long-sleeve top in case of a sudden cool spell. Of course, the opposite is true if you are planning to go to a colder climate. If the holiday weather heats up, be sure to have at least one short sleeve or sleeveless garment.

This may sound like you will have to pack "everything but the kitchen sink". You can pack very lightly, not more than six outfits, if you plan ahead. Stick to neutral colors, such as khaki, blue, and black and fabrics that don't wrinkle easily. Make sure each piece coordinates well with each other for a variety of looks. Take along a variety of accessories, such as belts and scarves. If you know you will be attending at least one dressy occasion, bring some nice jewelry. But leave the expensive stuff in a secure area at home to avoid loss or theft.

In your carry-on bag, have your tickets, passport and other travel documents in a pocket that is secure but easily accessible. Keep cash and credit cards in a secure pocket as well. The design is different than most massage chairs on the market. We like the fact that the leg rest does not look like the typical massage chair. It looks more like a recliner. The feet can be massaged and this part can be hidden from view. The only strange part of the design is the remote control holder is mounted on the sign and kind of an eye sore. We do like the wood accents and that the chair is fairly thin. Overall, the SR-1000K provides thorough and effective massage therapy. It comes with a great warranty for this price level. Now why anyone would want to live in Death Valley is beyond me but here but Albert Mussey Johnson decided to built his vacation home in Death Valley. It was supposedly built with the money from the gold mine that he had backed but in fact, there was no gold mine and so it was certainly not built with funds from one.

Walter Scott was a miner, a dreamer and apparently a scammer to boot. He convinced Mr. Johnson to invest in the gold mine in Death Valley. It was probably going along just fine (with Scott getting his money from the investment) until Mr. Johnson decided to visit. He thought a tour of the mine would be a good idea. It was hard to do since there wasn't a mine to see.

Mr. Johnson and his wife decided that even though there wasn't a mine in Death Valley they liked the area anyway. With that in mind they decided to build a vacation retreat. The retreat was named Death Valley Ranch but to those that were local and knew the story of Mr. Scott it was known as Scotty's Castle.

The vacation retreat became a tourist attraction. The rich and famous came to see the castle built from the riches of the gold mine. Mr. Johnson never disputed the fact that the retreat was built with the money made from the gold mine. Probably a good thing for Mr. Scott or he would have been known for the liar he was.

There are guided tours available at the castle for those of you wanting to visit. With interactive displays, living history exhibits and all inside the house it will be a treat to see. The tours are available daily on the hour.

The second tour available for you while you are at the castle is of the underground area. It shows you the technology used to provide electricity to the castle. There is a 1/4 mile tunnel system that runs under the castle that you will be able to see.

Using the technology of the past in conjunction with the technology of today keeps the castle well preserved. The National Park Service is responsible for maintaining the castle today. The underground area has been incorporated into the workings of the current management so you will get to see some of that along with history as you tour the basement level.
